Willow Glen is one of San Jose's most beloved neighborhoods, and for good reason. The tree-lined streets, walkable downtown along Lincoln Avenue, and mix of Craftsman bungalows, Spanish Colonial homes, and mid-century ranches give the area a charm you won't find anywhere else in Santa Clara County.
Most Willow Glen homes were built between the 1920s and 1960s. Which means many still have original galvanized steel supply lines that have been slowly corroding for 60 to 100 years. The signs show up gradually: reduced water pressure at the kitchen faucet, rusty brown water first thing in the morning, or pinhole leaks that appear in walls and ceilings seemingly out of nowhere.

The older Berryessa homes share many of the same plumbing characteristics as homes in Cambrian and other mid-century neighborhoods: galvanized supply lines, aging water heaters, and sewer laterals that are approaching the end of their functional life. The newer construction tends to use PEX and CPVC piping, which requires different repair techniques and parts than copper or galvanized systems.
