Shut Off The Water First

If water is actively flowing, every minute matters. Before we get there:


For a fixture leak (Sink, toilet, water heater)

Look for the small angle stop behind the fixture and turn it clockwise until it stops.


For a burst pipe or anything you can't isolate

Your first priority is to shut off the main, in most Cupertino homes it's in one of three places: The front landscaping near where the water line comes into the house, the front of the garage near the hose bib, or at the curb box at the sidewalk, which needs a meter key or a large adjustable wrench. If your home was built after 1985, there is often a pressure regulator near the main shut-off that looks like a brass bell, the valve is usually right next to it.


If the water heater is the problem

Most Cupertino homes built between 1965 and 2000 run on copper piping. What Makes Cupertino Emergencies Different

Cupertino has three distinct housing profiles, and the right fix depends on which one you're in.


The Eichlers and early tract homes, 1950s to 1970s:

Cupertino has a real concentration of Eichler homes, especially in the Fairgrove and Greenleaf tracts off Bubb Road. These are slab-on-grade with radiant floor heating and original copper, and emergencies here often involve slab leaks in the radiant system itself or in the potable supply, and opening the slab in the wrong place means hitting the radiant tubing and turning one problem into two.


The 1960s to 1970s ranch belt:

Rancho Rinconada, Garden Gate, and Monta Vista hold thousands of slab homes built with galvanized steel that was partially or fully retrofitted with copper at some point over the last sixty years, and not always consistently. When we show up on a burst pipe in one of these homes, the first question is what pipe we're actually cutting into, because the answer isn't always what's documented.


Newer builds and condos, 1990s and on:

Homes around Apple Park, the Main Street Cupertino area, and the newer townhome developments off Finch and Stevens Creek typically have PEX supply, ABS drain, and modern fixtures. Emergencies here are more often fixture failures, water heater end-of-life, or warranty-era components giving out.

Cupertino Water, and Why It Matters in an Emergency

Most of Cupertino is on San Jose Water Company. A smaller portion in the north and west sits inside the California Water Service Los Altos district. Hardness across the city runs 15 to 20 grains per gallon, firmly hard to very hard.


This matters on an emergency call for two reasons. First, scale cuts usable water heater life from a rated 12 years to around 8 in Cupertino homes where the tank has never been flushed. Second, scale narrows the interior of older galvanized and copper lines, which means clogs at fixtures sometimes cannot be snaked cleanly without damaging the pipe, we plan for that on older homes.

Permits and Inspections in Cupertino
