Saratoga Repipe Case Study: Hard Water and Failing Copper

A Saratoga homeowner had been living with a plumbing system that was quietly working against her for years. What We Found
Saratoga sits in a zone primarily served by imported surface water through San Jose Water Company. That water carries significant mineral content, and without a softener or conditioner in place, those minerals build up inside pipes, fixtures, and appliances year after year. In this home, roughly 30 to 40 years of untreated hard water had taken a serious toll.
Our diagnostic inspection started at the water meter, where we confirmed an active leak in the irrigation system near the front of the property. The previous water main installation included an irrigation tie-in near the front door with an improper PVC-to-copper piping configuration and multiple failed valves. That connection was the source of the water loss driving up her bill.
Inside the house, the situation was worse than the homeowner realized. The existing copper piping throughout the home was between 30 and 40 years old, approaching the end of its serviceable lifespan, and the hard water had accelerated that timeline considerably. We found severe calcification on the emergency shutoff valves at sinks and toilets, meaning that in the event of a leak or burst, those valves could not be relied on to stop the water. Two shower valves were so heavily calcified they were not functioning properly. The master toilet had a running tank caused by a failed fill valve and flapper. And the dishwasher had stopped working correctly, prompting the homeowner to abandon it altogether.
This is a pattern we see regularly in Saratoga and across the South Bay, particularly in homes built during the 1950s through 1970s. Over half of Saratoga's housing stock dates to that postwar era, and many of those homes are still running on their original copper supply lines. Without water treatment, the mineral content in the local water supply quietly degrades the entire system from the inside out. What We Did
We presented the homeowner with several options and she chose our Premium Plus package, a comprehensive water delivery system upgrade and renovation designed to address every issue we found and protect the home going forward. Here is what the project included.
Full Type L Copper Repipe:
We removed all existing copper supply piping throughout the home and replaced it with new Type L copper pipe and fittings with insulated hot water lines. Type L copper is a thicker-walled pipe that provides superior durability and is the standard we use for whole-house repipes. The new system covers all two and a half bathrooms, the kitchen, and the laundry room.
New Emergency Shutoffs and Supply Lines:
Every sink and toilet in the home received new emergency shutoff valves and supply lines. This is one of the most overlooked components of a home's plumbing system, and one of the most important. When a fixture fails, a working shutoff valve is the difference between a quick fix and a flooded room.
Professional Drywall and Paint Restoration:
A repipe requires opening walls to access existing piping. Our premium subcontractor patched all drywall access points and matched the existing paint to return the home to its original condition.
Irrigation System Rebuild:
We replaced the failed front door irrigation supply and backflow system with underground trenching to create a proper, fail-proof installation that eliminates the leak source and the improper PVC-to-copper configuration.
Water Softener System:
We installed a water softener with all required plumbing and drain line connections. This is the piece that protects the entire investment going forward. Softened water prevents the scale buildup that destroyed the original system, extends the life of the new piping and fixtures, and improves the performance of the water heater and appliances.
Flo by Moen Smart Water Monitor and Auto Shutoff:
Installed on the main water supply, this device continuously monitors water flow and will automatically shut off the water if it detects a leak. For a homeowner who already experienced the cost of an undetected irrigation leak, this provides 24/7 protection and peace of mind. The installation included a pressure reducing valve and expansion tank as required by code.
Hot Water Recirculation System:
This was a quality-of-life improvement the homeowner had been wanting. A recirculation system keeps hot water moving through the supply lines so it arrives at fixtures quickly rather than making you wait minutes for it to travel from the water heater. The homeowner had been avoiding her master bathroom entirely because of the wait time. That problem is now gone.
Additional Upgrades:
