Saratoga Repipe Case Study: Hard Water and Failing Copper

Venture Plumbing, Inc.

March 3, 2026

A Saratoga homeowner had been living with a plumbing system that was quietly working against her for years. The signs were everywhere: calcified shower valves that barely functioned, emergency shutoffs so corroded they could not be trusted, a master bathroom she had stopped using because it took too long to get hot water, and a dishwasher she had given up on entirely. Then she received a notice from San Jose Water Company about an unusually high water bill, and the full scope of the problem became impossible to ignore.

She called Venture Plumbing for a complete evaluation of her home's water system. What we found confirmed what the water bill had been hinting at: decades of hard water running through aging copper pipes had created a cascading series of failures throughout the house.

What We Found

Saratoga sits in a zone primarily served by imported surface water through San Jose Water Company. That water carries significant mineral content, and without a softener or conditioner in place, those minerals build up inside pipes, fixtures, and appliances year after year. In this home, roughly 30 to 40 years of untreated hard water had taken a serious toll.

Our diagnostic inspection started at the water meter, where we confirmed an active leak in the irrigation system near the front of the property. The previous water main installation included an irrigation tie-in near the front door with an improper PVC-to-copper piping configuration and multiple failed valves. That connection was the source of the water loss driving up her bill.

Inside the house, the situation was worse than the homeowner realized. The existing copper piping throughout the home was between 30 and 40 years old, approaching the end of its serviceable lifespan, and the hard water had accelerated that timeline considerably. We found severe calcification on the emergency shutoff valves at sinks and toilets, meaning that in the event of a leak or burst, those valves could not be relied on to stop the water. Two shower valves were so heavily calcified they were not functioning properly. The master toilet had a running tank caused by a failed fill valve and flapper. And the dishwasher had stopped working correctly, prompting the homeowner to abandon it altogether.

This is a pattern we see regularly in Saratoga and across the South Bay, particularly in homes built during the 1950s through 1970s. Over half of Saratoga's housing stock dates to that postwar era, and many of those homes are still running on their original copper supply lines. Without water treatment, the mineral content in the local water supply quietly degrades the entire system from the inside out. By the time homeowners notice discolored water, reduced pressure, or fixture failures, the damage is well established.

The bottom line from our inspection: the homeowner could not use her plumbing normally, multiple fixtures had failed or were failing, the leak potential throughout the home was high, and the conditions were set for the kind of catastrophic water damage event that turns a plumbing problem into a $100,000 insurance claim.

What We Did

We presented the homeowner with several options and she chose our Premium Plus package, a comprehensive water delivery system upgrade and renovation designed to address every issue we found and protect the home going forward. Here is what the project included.

Full Type L Copper Repipe:

We removed all existing copper supply piping throughout the home and replaced it with new Type L copper pipe and fittings with insulated hot water lines. Type L copper is a thicker-walled pipe that provides superior durability and is the standard we use for whole-house repipes. The new system covers all two and a half bathrooms, the kitchen, and the laundry room.

New Emergency Shutoffs and Supply Lines:

Every sink and toilet in the home received new emergency shutoff valves and supply lines. This is one of the most overlooked components of a home's plumbing system, and one of the most important. When a fixture fails, a working shutoff valve is the difference between a quick fix and a flooded room.

Professional Drywall and Paint Restoration:

A repipe requires opening walls to access existing piping. Our premium subcontractor patched all drywall access points and matched the existing paint to return the home to its original condition.

Irrigation System Rebuild:

We replaced the failed front door irrigation supply and backflow system with underground trenching to create a proper, fail-proof installation that eliminates the leak source and the improper PVC-to-copper configuration.

Water Softener System:

We installed a water softener with all required plumbing and drain line connections. This is the piece that protects the entire investment going forward. Softened water prevents the scale buildup that destroyed the original system, extends the life of the new piping and fixtures, and improves the performance of the water heater and appliances.

Flo by Moen Smart Water Monitor and Auto Shutoff:

Installed on the main water supply, this device continuously monitors water flow and will automatically shut off the water if it detects a leak. For a homeowner who already experienced the cost of an undetected irrigation leak, this provides 24/7 protection and peace of mind. The installation included a pressure reducing valve and expansion tank as required by code.

Hot Water Recirculation System:

This was a quality-of-life improvement the homeowner had been wanting. A recirculation system keeps hot water moving through the supply lines so it arrives at fixtures quickly rather than making you wait minutes for it to travel from the water heater. The homeowner had been avoiding her master bathroom entirely because of the wait time. That problem is now gone.

Additional Upgrades:

We installed a new recessed laundry box with working valves and a modern connection, a premium dishwasher to restore full kitchen functionality, new master toilet tank components to stop the running issue, and a new filter faucet at the kitchen sink.

The Result

This Saratoga homeowner went from a home where the plumbing was failing in every room to a fully modernized water delivery system built to last decades. Every fixture works. Every shutoff valve works. Hot water arrives quickly at every tap. The dishwasher runs again. The irrigation system is no longer leaking money into the ground. And for the first time, a water softener is protecting the entire system from the hard water that caused all of these problems in the first place.

The Flo by Moen system means she will never again be surprised by a hidden leak driving up her water bill. The hot water recirculation system means she is using her master bathroom again instead of avoiding it. These are not just plumbing upgrades. They are changes that restore how a homeowner lives in their own home.

If you live in San Jose, Campbell, Los Gatos, Saratoga, Santa Clara, Cupertino, Willow Glen, or Almaden, you know plumbing issues can show up at the worst moment possible. Small issues can easily become big ones when unnoticed. What if we told you that a few minutes today could save you thousands in plumbing repairs later? At Venture Plumbing, we’ve helped thousands of South Bay homeowners avoid those unpredictable plumbing disasters by performing preventative maintenance. These quick, two-minute checks can help you protect your home, lower your bills, and avoid major repairs before they even get started. 1. Know Where Your Water Shut-Off Valve Is I f a Campbell homeowner ever woke up to water pooling under the kitchen sink, the first few seconds can be the difference between an easy fix and a $1000+ repair. Your main shut-off valve is usually near the front hose bib, inside the garage, or along your home’s foundation. Always know where this is located. The location can vary by home, for example, in many Willow Glen and Saratoga homes, the valve can be hidden behind landscaping or fencing. If you don't already know the location of your shut-off valve, take a minute to find it now, your future self will be forever grateful if a burst pipe were to ever occur. Our technicians show customers this on nearly every leak-detection visit because knowing it can save thousands in cleanup costs. 2. Test for Toilet Leaks Older homes in areas such as Santa Clara and Cupertino often have toilets that quietly leak hundreds of gallons of water per day. Want to test yours? Add a few drops of food coloring to the tank, take a picture, wait ten minutes, and see if the color changes when you come back. If the color is different you most likely have a toilet leak. A small internal leak can waste 200+ gallons per day and hike your water bill before you realize it. We fix these all the time during our service calls, and it’s usually a five-minute part swap. 3. Check Under Your Sinks South Bay homeowners with remodeled kitchens should keep an eye under their sinks for leaks that could be piling onto your water bill. Another test: Run your hand around the cabinet base and water lines: if you feel wetness, smell must, notice swelling in the wood, or any other sign of moisture, you likely have a leak and should get it looked at. Minor drips can turn into warped cabinetry and mold quickly in humid Bay Area homes, and A quick leak repair or angle-stop replacement today is better than a full rebuild of your cabinets later. 4. Clean Your Shower Drain Trap Hard water and soap scum make South Bay shower drains clog faster than you think. Make it a habit every few weeks to remove the cover, clear hair buildup, and flush with hot water. If it’s still draining slowly, that’s when to call for professional drain cleaning, we handle dozens of these every month across San Jose, Los Gatos, and Campbell and other areas in the South Bay. Keeping drains clear prevents backups and protects your plumbing from unnecessary pressure. 5. Listen to Your Water Heater If your garage starts making popping or rumbling sounds, it's likely your water heater having to work overtime because of sediment buildup Flushing your tank once a year keeps it efficient and extends its lifespan. When homeowners skip this step, we often see heaters fail years earlier than their expected lifespan. Our water-heater maintenance service includes a full flush and performance test to keep yours running quietly and efficiently. 6. Inspect Outdoor Hose Bibs and Faucets As we approach colder weather in the Bay Area, checking your outdoor hose bibs and faucets is important. If you notice dripping or water stains near exterior walls, check your hose bibs, especially if you live in Los Gatos or Saratoga, where older homes often have exposed copper piping. Replacing worn washers or upgrading to a frost-proof hose bib is a quick, inexpensive fix that prevents leaks behind walls and slabs. We also offer outdoor plumbing inspections to make sure your irrigation and hose connections are leak-free year-round. 7. Monitor Your Home’s Water Pressure Many homeowners love high water pressure until it starts blowing out supply lines. Fun fact: Pressure above 75 psi slowly damages pipes, fixtures, and appliances. If your feeling handy, you can buy a $10 pressure gauge from any hardware store and test a hose bib yourself. If it’s running hot, we can install a pressure-reducing valve (PRV) to stabilize your system and extend the life of your plumbing and water heater. 8. Schedule a Preventative Plumbing Inspection Even diligent homeowners can’t see inside walls or under floors, nor do they have the time to. Our preventative plumbing inspections catch the problems you can’t: Slow leaks, aging pipe joints, partial drain clogs, and pressure issues, before they become expensive. We perform inspections across San Jose, Campbell, Los Gatos, Saratoga, Santa Clara, Cupertino, Willow Glen, and Almaden, customized for each neighborhood’s home styles and plumbing materials. It’s the smartest and safest way to protect your home from surprise repairs. Need A Local South Bay Plumber You Can Trust?
